Confirm basic VA eligibility
Eligibility is generally tied to qualifying military service. A Certificate of Eligibility (COE) helps establish whether the borrower has VA home loan entitlement available. A lender can often help obtain the COE electronically.
Entitlement matters
Borrowers who have used a VA loan before may still have remaining or restored entitlement. The amount of available entitlement can affect how a new VA transaction is structured, especially when a prior VA loan remains outstanding.
The home is generally for occupancy
VA purchase financing is designed for eligible borrowers who intend to occupy the property as their home, subject to VA occupancy rules.
You still need to qualify financially
VA backing does not eliminate underwriting. The lender reviews income, debts, credit, assets, residual income, employment, and the property. Individual lender standards can be more restrictive than the VA baseline.
Understand the funding fee
A VA funding fee may apply and can often be financed into the loan. Some borrowers are exempt based on qualifying circumstances. Confirm your exemption status rather than assuming.
No monthly mortgage insurance
